Dubai’s DAMAC International launches The Delmore in Miami – Arabian Business
DAMAC International has announced the launch of The Delmore, a 12-storey oceanfront condominium at 8777 Collins Avenue in Surfside, Miami. The project marks the Dubai-based developer’s entry into the United States residential market.
DAMAC International, led by founder Hussain Sajwani, has a portfolio of over 45,000 luxury residences across cities including London, Toronto, and the Maldives.
The company is also investing $20 billion in data centres across the US, with developments underway in 10 countries in Asia, Europe, and the Middle East.

Sales of The Delmore are being handled exclusively by Douglas Elliman. Construction has begun, with completion expected in 2029. The development is located near Indian Creek and Bal Harbour, an area known as the “Billionaire’s Triangle.”
The project has been designed by Zaha Hadid Architects (ZHA), a British firm founded by the late architect Zaha Hadid. The property features 200 linear feet of beachfront and views of the Atlantic Ocean, Biscayne Bay, and the Miami skyline. It will be ZHA’s second residential project in Miami and one of the firm’s limited developments in the US.
“We have been focused on delivering an ultra-luxury product to the South Florida market that is unlike anything the area has seen previously,” Jeffery Rossely, Senior Vice President of Development for DAMAC International said. “Between Zaha Hadid Architects’ designs and our global expertise, we are confident that The Delmore will be an extraordinary project, especially as we are designing homes for permanent residents, reflecting the transition we see occurring throughout the region.”
Inside The Delmore
The Delmore will comprise 37 residences, managed by a Residence Manager and supported by residential butlers.
The building’s façade will have curved elements and crescent-shaped forms. A flow-through canyon with sky views will separate the north and south wings, connecting the porte-cochère, lobby, and meditation garden.

The lobby will be designed by ZHA, with interiors by Hirsch Bedner Associates (HBA), a hospitality design firm. A see-through swimming pool, suspended 125 feet above ground, will be a feature of the development. The 75-foot-long acrylic pool will be visible from Collins Avenue.
“Our team was tasked with conceptualising an oceanfront development that would redefine the standard for bespoke residential in a region that has earned global acclaim for its luxury offerings,” Chris Lepine, Director of Zaha Hadid Architects said, adding that “The Delmore exceeds that standard.”
Residences at The Delmore will range from four to five bedrooms, starting at $15 million. The average unit size will be 7,000 square feet, with penthouses starting at 10,000 square feet. Each unit will have private elevator entry foyers, wraparound terraces, and water views. The terraces will be staggered to ensure privacy and reduce the visual impact from the beach. The façade will also feature sculptural fins for shading and privacy.
HBA will design the bathrooms, wardrobes, and kitchens, which will feature custom Molteni&C elements. The development will include white-glove services and over 55,000 square feet of amenities.
“Simply put, this is a spectacular, transformative property,” Jay Phillip Parker, Chief Executive Officer of Brokerage, Florida Region, Douglas Elliman said. “There is significant demand for a product of this magnitude, especially in South Florida where the one per cent continue to acquire ultra-high-end properties. For the most discerning of purchasers, this is going to be the next great retreat.”
The rooftop of The Delmore will include a transparent floating pool, lounges, and a summer kitchen, with views of the Miami skyline and Biscayne Bay.
At the lobby level, the property will feature a fitness centre with yoga, reformer Pilates, and stretching studios, as well as an indoor 75-foot lap pool, Jacuzzi, and lounge areas. The wellness spa will include a steam room, sauna, plunge pools, and a relaxation lounge. A private restaurant with a Michelin-starred menu will be exclusive to residents and guests.
A 20,000-square-foot outdoor meditation garden will feature cascading pools, yoga spaces, a fire pit, and botanical gardens. The beachfront will offer sun loungers and personalised food and beverage services, managed by dedicated beach butlers.
The landscaping of The Delmore will be overseen by CLAD Landscape Architecture & Design, a Miami-based firm led by Carolina Monteiro.
